Targeting ENERGY STAR Highrise, LEED for Homes Midrise Gold + CMFNH incentives
Ths transit-oriented affordable housing community targets large families and is just .7 miles from Oakland’s MacArthur BART station. The $64 million mixed-use project includes a 7000 sq.ft. ground floor commercial space, retreat area for adults, central courtyard with playground for children, and an outdoor sky deck.
Beyond Efficiency's scope of work on the project includes energy modeling, support for California's Tax Credit Allocation Committee (CTCAC) requirements, HVAC design strategizing and peer review, and green program certification. As part of a significant value engineering (VE) exercise, Beyond Efficiency was able to support the team in reducing the construction budget by more than $250,000 while maintaining high performance. The original scheme included mini-split heat pumps with separate supply air ventilation and exhaust ducts in each unit; the revised scheme includes electric resistance heating with balanced heat recovery ventilation systems (HRVs) in each unit.
As of mid-2018, the project is under construction.
